In any market, but especially in a a buyer's market, it is critical for sellers not only to price their home competitively, but to make it stand out as especially beautiful in comparison to the competition.
Here are some common sense suggestions and also some ideas you might not think about to create a great first impression for the potential buyers who see your home.
1. Organize the closets and put unnecessry items in storage. People to look in closets and a thinned out closet looks bigger than it really is.
2. Air out the home a half hour before it is shown. Maybe (if you have an electric stove) put a dash of vanilla extract on a hot eye for a great smell.
3. Open the drapes, pull up the shades and let light in.
4. If it is late in the day, turn on all the lights. Install higher wattage light bulbs.
5. In the summer time, cut the A/C down. In the winter, put a fire in the fireplace if you have one.
6.Put fresh towels out in the bathroom and kitchen.
7If the carpet does not clean up well, install new carpet.
8. More is less. Thin out furniture, family photos, knick knacks to create a feeling of spaciousness.
9. Remove items from the attic, basement and storage area and move them to an off site storage unit.
10. Put out a new door mat.
11. Obviously, a fresh coat of paint can mean the difference between "turning on" a buyer or sending up a red flag about the condition of the home.
12.Make sure the entry way, (porch, doorway) looks great.
13.Repair or replace any defective appliances, screens tiles, wallpaper, toilet bowls, shower curtains, etc.
13. Make the yard look great. Prune and trim all shrubs and trees, have the lawn manicured.
14.Any firewood should be neatly stacked or out of sight.
15. Repair or replace any rotted wood.
16. Make sure the garage door opens easily. Fix and paint it, if necessary.
